MacMasters Beach Subdivision

A 2 lot subdivision of absolute beachfront land at MacMasters Beach has been approved, significantly adding to the existing value which exceeds $3m. The town planning challenges included coastal erosion, a mature Norfolk Island Pine, similar subdivisions to the south but none to the north, and a primary sand dune on which a house was built in 1952. The approved design provides an ocean view and breeze corridor for the streetside lot east along its own direct pedestrian access onto the beach. The streetside lot will also have north-easterly views across Copacabana beach and surf zone to the spectacular Copacabana headland. The beachside lot provides for a replacement dwelling which takes into account its neighbours and the significant effective loss of beachfront land caused by the predicted reach of storm swells between now and 2050, under Council’s Coastal Management Plan.
